We are presently preparing plans for submission to the Local Authority for planning permission for a reasonably sized two storey extension to replace the existing single storey extension and garage at this village property located within the conservation area and adjacent to a listed building.
We are appointed as Party Wall Surveyors for the Building Owner who wishes to convert this disused building to a three bedroom dwelling. We are also preparing detailed plans for Building Regulations approval and construction of the proposals.
We have been appointed to prepare an expert witness report in respect of the allegedly defective and incomplete building works for the extension and modernisation of this dwelling including an assessment of compliance with current regulations and the sums due to the contractor.
We have recently been appointed to act as the Adjoing Owners Surveyor under the Party Wall etc Act 1996 in relation to the extension and alterations proposed at the neighbouring dwelling.
We have recently completed an inspection of this property to advise on the location of the boundary to the neighbouring dwelling following an allegation that part of the building has been constructed across the boundary.
We have recently been instructed to inspect these properties for the owners in order to prepare an initial five yearly inspection with planned maintenance programme so that they may assess their future maintenance liabilities and budget accordingly.
We have been instructed to carry out a final inspection of these flats upon their handover from the Housing Trust Tenant to identify any defects arising and assess the extant of repairs required to return them back to the Landlord in the condition required by the Lease.
We are presently preparing a number of non domestic energy performance certificates on shops, office, warehouses etc.
We also carry out regular instructions for valuations, RICS Homebuyer reports, Expert Witness reports and other instructions.
